    The land lord has voluntary surrended his house. The receiver has no valid licence. What do we do? Who are we meant to be paying the rent to?

    What do mean the receiver has no licence? If a receiver is appointed you pay rent to them. Your tenancy rights persist.

    What license should the receiver have?

    You posted a similar post three months ago .. Have you tried to find alternative accom in that time frame ?
