Washing machine broken a week

    The landlord has yet to approve for the management company to come in yet.

    Is there a time limit on how long she can wait?
    Would we be entitled to take the e30 dry cleaning bill from the rent?

    Why are the management company involved? Do you mean the letting agency? It would be the landlords duty to replace it so it would be he landlord in default.

    However, a lot of professional lettig agencies will have their own contracts with handimen who are available at short notice, and usually they will be able to organise someone fairly quickly.

    It should be done within a reasonable time frame. Threshold suggests 3-5 days but thats not a binding timeframe:

    I would imagine that from when you first informed her she would need a day or two to inspect it (herself or a tradesman), see if it can be fixed and, if not, get a new one delivered which can take 3-5 days itself. So id say if no one has come out to look at it yet and its been 7 days since its been reported that is unreasonable, but if theyve had to buy a new one it might be reasonable.

    No. Pay your rent as normal. If you want to pursue them bring a claim to the PRTB for them not fixing it in time. Or maybe the landlord will agree to a deduction from the rent (but they have to agree). €30 is a lot to be honest, you could get a lot washed in a coin operated laundry place for a fraction of that price, and dry cleaning wouldnt be covered anyway as you cant dry clean using a washing machine.
