Estate Agents - can they do this..?

    Do estate agents have the right to contact a buyer's solicitor in an attempt to hurry procedures or who knows what?

    Do they have a right to ask for a letter of your bank's mortgage approval?

    And surely they shouldn't attempt to deter you from looking at other properties in their portfolio, if they know that you are already interested in a house?

    That's just for starters.

    The estate agent will need to make contact with the buyer's solicitor to get the sale moving, but they shouldn't contact them to hurry the process. Normally, solicitor-to-solicitor contact is the most appropriate.
    Do they have a right to ask for a letter of your bank's mortgage approval?

    They might want to see proof of funds before accepting the offer. I'm not sure if they have a right to see the letter, but they might ask for it.
    And surely they shouldn't attempt to deter you from looking at other properties in their portfolio, if they know that you are already interested in a house?

    I can understand why they might want to deter you from looking at other agents' houses, but not their own - they would still get paid!

    It's in the best interest of the vendor to know that the person with the highest bid is ready to go. They won't want to wait for them to start the mortgage application, nor will they want to risk the sale falling through if the bank doesn't approve the mortgage request and loosing closing the sale with another bidder who is ready to go.

    anyone can contact a solicitor, the solicitor would not react to them unless he received instructions from you

    where sellers have such a condition , then yes, they are ,merely enforcing the sellers rules
