Buying in Swords - first time buyers. Get mortgage approval before or after budget??

Yes my wife is AIB & all our savings & rent are paid with them, we were surprised that we were offered what we were & we now have a sanction in principle letter as we went through the e mortgage system... We are not entirely sure what that means & we don't want to go making an offer if the amount we actually get is lower... Is there usually a large discrepency between the offer in principle & amount actually offered?

As for the waiting until after the new budget - it's only 2 months left and you are unlikely to buy before that (speaking from personal experience, it took us a year of endless bidding).
