    I went up to see them today. The 2 bed houses looked lovely but they are all sold out & they won't have anymore in the next phase. I didn't like the 4 bed house. I thought the kitchen was very small & wasn't mad about the layout. The 3 bed penthouse apartment was lovely, but unless I win the lotto, I won't be getting it. The next phase will have about 150, so hopefully I might get something then.
    Phase 2 will have 150 units to sell? (if Yes that's really great news!)
    How many units were in phase 1?

    I think phase 1 had 55. Phase 2 will have 150. Several apartment blocks and duplexs - with apartments on top.

    Would anyone know if the floor plan of the 3 beds duplex is same as phase 1? And any idea how much would it be?

    There are no duplexes or terraced houses in phase II, its all apartments with a similar structure to Rowan House. Latest update from the site - they won't be showing anything in advance of the launch.

    There are 10 3 bed duplexes in phase 2, the ones on the north side of Red Arches Avenue. They were initially supposed to be in phase 1 but got held back to phase 2 as far as I know. They definitely weren't for sale the first time around.

    Hi,

    Does anyone know what will be the maintenance fee for 2 bed apartment in phase 2?
    I've also heard there will be only 50 units in phase 2 for sale, not as initially said 150...it looks like another big line of people will be trying to get a property...

    I think they will be on sale in the end of May but ready to move in September.
    I know there is no clear information. I was trying to find out how many units will be on sale in phase 2 and they are not sure,they said it will be probably around 50-60, but on the website it says 150....

    No one has moved in. I'm living in red arches and there still working on the exterior. Windows gone in during the last week.

    Yes. All developments above 10 or so houses have to have social housing now. In the past, the developer could opt to buy out this obligation, but this is no longer.

    So it depends on when planning was granted or more recently retained.

    They can queue all they like, but it's not an official line and they can't prevent others showing up on the day and buying first.

    There are already about 20 people queuing with chairs and sleeping bags.Looks like a lot of people hunting for 1 bed apartment.

    Ah, I thought you had inside information that the queue would not be treated as a queue. I don't think it would be very nice for someone to come and skip the queue after people sleeping there. But sure it doesn't apply anymore if the queue is gone.

    I'm confused about the process. Can anybody who bought in the last phase let me know if the queue was just to view the properties or to put a deposit down. Was this done at the preview stage?? Was there also queues for he launch??Thanks in advance.

    Queueing is only a courtesy thing and not validly enforceable. You are not there to make friends or impress any potential neighbours, so I would not pay attention to any queue.

    As far as I see it, the harder you push the faster you get there. If you are a viable option with proof of funds in hand, that is all that matters. Unfortunately that is what it has come to if you want the property. These properties are very reasonable and that's what is going to cause the friction.

    I wasn't talking about what is legal or 'enforceable'. It's not about making friends either, I agree with that. I don't agree that you should lose respect for others just because you want something be it something small or something as important as a property. Anyone who is willing to sleep outside and queue for days obviously wants/needs a property badly and I think it would be disgusting behaviour for anyone to come and interfere with that. A person that is willing to do that is happy to step on anyone's toes to get what they want. If everyone did that in society there would be chaos. Because of that type of person the Gardai have had to be called in.

    I don't know the exact details but I do know that in Phase 1 they started queuing on Tuesday for a the pre-launch on the Thursday. AFAIK, they had to have proof of funds to be able to put down a deposit. Pre-launch does not release all the units for sale in the current phase. Some are kept for the weekend launch (but I would guess that the people that got nothing on the Thursday would get priority on the week-end launch). I suggest you contact the estate agent. Hope that helps.

    Your going to have a great next 20 years pushing past your neighbors on day 1.

    It might (and only might) get you the house but you will be the pariah of the neighborhood which will land past you and onto your kids .Irish people have very long memories for this type of stuff.

    The people who started queuing on Monday were given numbers so they went to buy first. The rest were waiting outside (around 100 people).
    As far as I know all 1 bed apartments which were available to buy for today were sold out.

    They didn't show any 3 bed duplex. Only rooms in penthouse were on show.

    I know only for 2 beds apartments:
    First floor 79sqm €260000
    Third floor 83sqm €265000
    Second floor (triangle shape) 98sqm €260000
    Ground floor 78sqm (sea side) €265000

    I am just curious to know if all the 1 bed apartments are gone and for what price? they will most likely release more for phase 3 so it will be interesting to see if there is any price difference!

    All one bed had gone in the first day of sale (the majority of people queuing few days before release wanted to get one of one them so they are very popular) The price ranged, the cheapest from 155k the average would be 160-165k not sure how much the most expensive but I think those with the sea side and top floor.
    The agent said they will be some in phase 3 as well.

    Their Daft ad was updated and there are only 2 bed apartments left, it seems that there is a huge demand for 1 bed flats, shouldn't they build more 1 bed flats as a Result of this? It does make sense since the demand for them is massive!
