    i dont think anyone has received the signed contracts yet from builder.
    we were told that builders will call us for snagging soon (2 weeks back). no sign still.

    Were you able to get access to the site for the valuer?
    we can't get full mortgage approval because the builder doesn't let valuer to the site.

    We got out mortgage approval from EBS. They had a provisional valuation done based on the plans. That got us to full approval. When the house is completed we will need to get another valuation done (for about half the price of the first one) to confirm things.

    Strange enough! We applied to EBS too, but they didn't say a word about this provisional valuation.

    did anyone get a copy of signed contract back from builder's solicitor for submitting to revenue for the help2buy scheme?

    Ours went yesterday in the site for valuation, they need an appointment to carry out the inspection .

    No, I have tried contacting the developer and I've had my solicitor follow up with theirs. No luck on either front. I really don't understand what the hold up is.

    People mentioned "strictly no modifications, external or internal".
    I thought it could be "no extra trees" as well.
    Anybody knows what means: "strictly no modifications, external or internal"

    I understand that that's referred to their modification, not the changes you can make after you buy your house.

    Yes. Our house is being built at the moment.
    But I was there recently and it seems that one house is already occupied. One of those on Adamstown Park

    They are built. I was there on Friday and houses were almost ready from outside.

    Question for those who got a contract: is there technical information about house in contract (floor plans and profiles in drafts, total area in sq. m., ceilings height per floor, parking slot, garden area in sq. m.)?
    Is there a list of kitchenware which should be included in price?

    Good question, I would add also: is there any information on the property boundaries?
