    Hi,

I see several companies offering courses for non domestic assessors mentioning level 3, 4 and 5 assessors with associated academic requirments for each, but I can't see any mention of these levels on the SEAI site. I've tried enquiring with SEAI but didn't get a clear response. Could anyone point me in the direction of where I could find info on these?
    Cheers

It's to do with the complexity of the building. Level 3 is a fairly straightforward building with nothing complicated and Level 4 is a step up from this but is still at a level that can be modelled by iSBEM* (which is the program SEAI use for NEAP)

Level 5 is a complex building involving something like a solar atrium or some other difficult to model feature. You cannot model these buildings with iSBEM - you need to use a more complex simulation program like IES VE.

The SEAI "interim" scheme for registering assessors and their version of the iSBEM software only covers levels three and four. Due to this the vast majority of training in Ireland is for level 3/4 assessors - it's the same training and the same software for each so in practice is doesn't really matter which a building is. Level 5 training is usually bespoke to the software program you are using and often given by the manufacturers of said software.

I'm not sure if any of the level 5 software providers can issue a BER.

    * I think the iSBEM technical manual might have a description somewhere near the start.
