Yet another knotweed query

I'm sale agreed on a house and went to have a look at the garden this morning after some works on the septic tank completed. On my walk about I noticed some weeds growing at the base of the kitchen wall, so I took a picture. Can anyone identify what appears to be two different plants in the pic? I'm worried in case either…

My opinion is neither are knotweed. One looks like ash.

Definitely not knotweed. Just pull them up now before the roots take hold.
