    Hi, I'm wondering what it would cost to have my attic plaster boarded, insulated, floored and an attic stairs put in.
    I just want to use it as a kind of den for my son to have to play in and for storage so no need for any plumbing or electrics.
    Do I need a window?

    50-60 euros per square meter for insulation, slabbing and plaster. 25-35 per m sq. floor. 300 velux

    I'd budget 20k for an attic conversion if been done by a registered contractor.
    Should come in cheaper but it depends on the details around the structural support required.

    At the minimum you will need New structural floor (modified 30 minute fire resistant), this will have to be supported by new steel beams or some timber frame arrangement, fire door, extended fire detection and an alternative means of escape (velux window or similar).

    FYI i've been getting contractors in to look and the specialist guys put it at about 17k ex VAT (VAT can be claimed back through the HRI scheme) - that's for a typical semi-detached house in Dublin... (includes steel I-beams, 70mm wide stairs, flooring, insulation, plastering, electrics, additional radiator, large Velux window 4ft sq ish, moving the water tank etc.)

    However, one crowd came back with 13k... an outlier on the low end... and I was not convinced that I'd ultimately save on the project...
