    When buying a house the following costs are to be considered as in what other costs involved, this is list to date, can anyone an=dd to it

    Engineer Report
    Solicitor fee
    Stamp Duty
    Property Tax
    Banks valuation fee
    Mortgage protection insurance
    House Insurance
    Moving van fees
    Furniture
    Oil/fuel fill in new house

    Was there any unexpected cost people over looked

    Management fees if you buy in a managed estate.

    After you move in, there will likely be a couple of grand worth of things that you have overlooked. Even simple things like having to buy a new shed will cost you the guts of €500. Fill the oil tank, €400. And so on; you'll need to have a couple of grand in reserve for this stuff.

    You may want to get the boiler serviced ,or the chimneys cleaned .

    Depending on what you are buying and what you already have, you can have loads of costs.
    Kitchen appliances
    Pots/Pans/Crockery/cutlery
    light fittings
    curtains
    Furniture (beds, sofas etc)
    carpets
    Electricity/Gas connection fee/deposit
    etc etc.

    The list really goes on and on and depends on the condiiton of the house you are buying and what the owner is leaving behind. They could strip the house back to nothing!

    Don't forget Door locks and toilet seats!!

    next years property tax if buying after November

    Change the front door, back door lock ,
    cost around 20 euro each,
    theres round type locks that can be easily replaced,
    Some use square type keys that are more secure than a standard 10 euro
    lock

    you might want to get an alarm installed .
    YOU might need to buy new curtains if the owner takes the old ones ,
    some people event take the lightbulbs.

    Locks €150.00
    Boiler Service €120.00
    Odd Job Repairs €1000.00

    You can get skip bag cost 150 euro approx, if theres old furniture,carpets you want to remove,
    lot cheaper than a metal skip
