Sale agreed on a house that needs renovation - hire architect or engineering survey?

    We have had our offer accepted on a house that we would want to reconfigure and renovate, but we would like to get some architectural ideas, and rough costings before we close.
    Should we get an engineer qualified architect to do both, in one single survey/consultation, or do the engineer/structural survey separately to the architectural consultation?

    If you ask an architect to do a condition survey, she'd have a head start for a design consultation.

    You only need an engineer to carry out a structural survey. This would only be required on very rare occasions on foot of specific concerns highlighted by the condition survey.
