Advice re Home Improvement Loan

Any advice appreciated. We have 45k and want to get an extension, we think probably will cost 110k. House is just about back at even equity. Are there any banks that will give loans with a Guarantor? We are with KBC since we took the mortgage out around 10 years ago but they don't do loans with Guarantor. Thanks.
