    The Marina was refurbished recently?

Unsure about that but af far as I know its ownership changed in recent times plus they recently secured planning permission for some major upgrades including adding an extra floor and changing the external facade. (Source Waterford City Planning Website)

How can a fire start in a hotel room? Was there an open fireplace or was he freebasing cocaine?

I guess in a similar manner to how it can start almost anywhere ..... heat, naked flame, electrical fault etc. etc.

Not being funny but what do you mean how can a fire start in a hotel room?

An Iron left on. A cigarette left lighting in a room (people do cover up smoke heads), Hair straighteners, phones left charging, faulty electrical wiring, candles in the room, the list goes on and on
