farmer looking for small mortgage

So heres my position.

25,full time farmer and part time student

inherited 70 acres farm.

selling 45k worth of stock next year to fund a house

house is 85k +30k to spend on it. =115k

selling 10acres of land hoping for 45-50k

looking for 25 to 30k from boi.

is this attainable with low income. Ie 15k in grants and 130 a wk on farm assist.

would use land and machinery as security.

any advice much appreciated
