    Hi I'm just wondering do you need planning to build an extension to the rear of 40 Square Metres of a cottage if there is an existing extension built on the side of the property?

    Does the extension to the side have Planning Permission?

    Yes as far as i know that was built with planning permission.

    doesnt actually matter

    if the side extension was done post 1st oct 1963, then if you add a 40 sq m extension now it will require planning permission.

    in short, the existing extension plus the proposed extension can only add up to 40 sq m in order to be considered exempt
