Looking at buying a 2 Bed Home in South Dublin - Dormer Style Bungalow - 1960's - House totally stripped back to bare walls at present - Requires Full renovation

Budget €125,000.

Work Required/Would Love
1. Re-Wire
2. New Heating System
3. Re-Plumb
4. Re-Insulate
5. New Windows
6. New Bathroom Downstairs in Extension Maybe
7. Would love a 40 Sq M Extension at Back for open plan Kitchen
8. Would love an extra 1 bedroom on Dormer Floor if Possible (Could do another time if outside €125k budget)
9. Am I dreaming????

5. New Windows 15000 (impossible to guess without knowing how many or if any large slider, uPVC, aluclad, timber etc)
6. New Bathroom Downstairs in Extension Maybe 6000
7. Would love a 40 Sq M Extension at Back for open plan Kitchen 80000
8. Would love an extra 1 bedroom on Dormer Floor if Possible (Could do another time if outside €125k budget) 10000 (depending if structure and escape windows are in place)
9. Am I dreaming - No, your close enough budget wise in my opinion.

I think 4k for re-insulate is a bit thin, especially with the existing dormer, it could be a nightmare dot com.

You have made no allowance for improving the airtightness so I would consider EWI with the new windows fixed on the outside..
What about new doors, draught lobby...?
