Land Registry Issue

    Hi,
    I'm wondering has anyone been through something similar or can offer any thoughts.

    We're sale agreed on a house where there is a small patch at the back of the garden that isn't appearing on the land registry map. The patch of land is in a lane way and looks like the owners did a land grab years ago. One other neighbour seems to have done the same.
    The seller's solicitor says it's been occupied for decades as a garage but not longer used and is boarded up.

    Anyone here have experience around this? Would this be expensive and time consuming to rectify after the purchase (assuming we go ahead with it)?

    Are there any other considerations?
