    I'd say 50k + 10k for finishes/furnishing plus 10k for professional fees

Most other people did not get/take 50 to 75% pay cuts!

Not true...A lot of us got 100% pay cuts and are just getting back on our feet now.

Not going to derail the thread here
While your right with the 100% pay cuts it was across the board both construction related and non construction related for some unfortunate enough but the knock on effect that occurred was that there was no new blood comming on line in the construction industry between 2007-2014 from the professional side ie architecture to engineering to administration
And then also a severe shortage of well trained trades people who can do more with their hands than bless themselves. So supply and demand is your issue there
Couple that with industry standards been raised and enforced, and the rise in the cost of the production of basic building materials there's the 40% rise in cost over all

That sounds fine....just make sure both have professional indemnity insurance and that the engineer is chartered/can actually sign off.

At 38 Sq. M the engineer won't have to be chartered as you lodge a standard commencement notice. No assigned certified required.

Make sure the technician can draw what's realistically capable of been built. No point getting wild ideas for the engineer to drag you back to earth!

But yes, there's nothing wrong with the approach you want to take.
