Renovating a derelict house cost

    It's a 2 bedroom 56 sq.m / 600sq ft derelict semi-detached bungalow in need of major renovation. It's a listed building and it'd be a sympathetic restoration.

    Externally it could need a new roof as it's not felted and the timbers might not be sound, a cut-limestone external wall to be rebuilt and new windows. The interior needs full replacement.

    It just three external walls.

    Would be grateful for any indications of costs to budget for.

    Due to the preservation order the costs could be Multiples of what a standard new build or renovation may be.

    So if the costs to renovate a standard house were a conservative 100k (this budget assumes your handy at construction and manage the various trades/delivers/ problems etc)

    Assuming an unknown level of conservation input from the council and expensive professional fees a renovation project could be in excess of 300k?

    Very hard to guesstimate this type of work

    The last time I was asked, I viewed the dwelling with an experienced Qs. The client didn't buy in the end, primarily due to the costing received.

    Might be a nice project for an experienced builder who can get it at a good price..
