Rent or Air B'n'B for the Summer?

    Hi all,

    We have a house for rent in Ennis and the existing tenants are moving out soon as they've bought their own place.

    We're in 2 minds as to rent it out again straightaway or maybe put it on air b'n'b for the summer to maybe make a bit extra on it?

    Anyone have any advise or experience from the same situation?

    I reckon the air b'n'b market would be strong in Ennis for the summer and it would be well worth it but my other half is leaning towards renting it out straightaway again.

    Have you done your homework?
    Have you looked at airbnb or airdna to see what the airbnb market is like in your area...average daily rate/occupancy rate...how does this compare with long term rental?
    How will you manage this? Have you time to meet and greet tenants, turnover in terms of cleaning, linen, additional items needed above a normal tenancy, managing bookings, maintaining airbnb ad, elctricity, other overhead costs. Need to factor in the personal time cost...will you employ a airbnb agent to look after this.
