Rough cost for 60 square metre extension?

    Big extension to 3 bed semi in Dublin:
    40 square meters downstairs
    20 square meters upstairs (directly above so uses the same foundations as the 40 downstairs).  So that's 60 square meter (interior) in total.
    Will do flat roof downstairs and pitched for upstairs. 
    House has massive side passage so no problem driving around building equipment.
    Everything to building regs.  So think that means 80mm for insulation.
    House built in 2012.  We will organize planning permission ourselves.

    What would be the rough cost of that?

    120k for good standard of finish.

    You should specify what's going in. E. G. kitchens bathrooms etc will cost more than bedrooms

    Upstairs: 1 bedroom.
    Downstairs: 1 kitchen + 1 utility room. Kitchen will start off massive and then at some stage we will put in stud partitioning and make a room for kids to play x box.
