Buying a house; subsidence

    Hello

    Looking for some advice... we are considering bidding on a house which ticks all the boxes (after many disappointments) however the agent told us up front that the property had suffered
    Some subsidence which had been fixed. The garage had been rebuilt and stitching has been carried out on the back wall..

    Does anyone have any experience in buying such a house? Did you have issues with the mortgage (presume it will have to be declared?) or getting buildings insurance? We really like the house but are unsure whether to move forward.. we will get a structural engineer in to do a survey if we decide to proceed.. anyone any other advice? Or should we run a mile... thanks in advance!

    Open all the internal doors and windows and see if any of them are jamming or can't open.

    Personally I'd run a mile, not worth the stress. Would you buy a car you knew was in a serious crash but was repaired?

    Get the structural engineer before proceeding really, it should reflect on the price you are prepared to pay.

    You really need to know the cause and if it is likely to re-occur.

    Wait to hear from the engineer. It may be that you'll never be able to get insurance against subsidence on the house, and will have to pay out if it ever reoccurs. Personally I would run a mile.

    A) The bank will require subsidence cover, nobody will provide it.

    B) if the house have been properly fixed, with pipes replaced and it being underpinned etc al, it is highly unlikely it will ever come back.

    C) unless you are cash buyer, the stress is not worth it

    Thank you everyone for your comments. We have decided not to proceed, not worth the hassle. Back to the drawing board!
