Self build house price.

    Hi all am in the thinking process of looking for a mortgage and building a house. I would be looking at around a 1500+ sq ft dormer or story and half. It will be basic design, square corners etc to keep cost down. Maybe a stone front or porch and k rend the rest. I was a brickie by trade although I'm not in that line of work now bar my own odd jobs. Would be digging out myself foundations, dead building sub floor etc. Would build all blocks and do floors, plastering and skim myself. Would slate myself but not cut the roof in. Have mates that would wire and plumb it so looking for a material sort of price for the house just. Just a rough estimate so I can do more thinking. Thanks.

    Dupont if your doing alot of the work yourself you will be able to keep the price relatively low, I can't see any reason to finish a 1500 square foot house for around hundred to hundred and twenty K (to builders finish)thats in the monaghan area and considering your doing alot of the work yourself. You can spend any money finishing a house off, so you would need to factor that in.

    Have started a build myself in the monaghan area, can you recommend any block layers Dupont?

    I would thought the material to build such a house would be 20k tops .
    Blocks are cheap, concrete is cheap, how many truck loads would one need.
    Timber is cheap,
    Should build using a poroton block, [snip]
    Could build that very fast and no need to insulate.

    Enlighten me, I would love to know.

    How much are blocks each and how many would one need.

    These blocks are a faster build, Can throw it up very fast.

    Are really advocating just building with these blocks and no insulation? What about building regs.

    Materials for my house which is standard enough were I would guess in the region of 140k.

    For a house build 1/3 labour to 2/3 material would be my estimation.

    I had 20k dropped on materials before the block work was finished.

    I've spent well over 20k in materials for my domestic extension! And that's pulling favours from the trade etc

    Does that block meet our builinding regulations?
    I think you will get a wide awakening when/if you are planning a build.

    Your Part L compliance alone would be circa 20k.

    According to the webpage of an Poroton supplier here in Ireland they -comply with BS EN 771-1, carry a CE Mark, and can be used in masonry designed in accordance with Euro code 6.

    110 Eur/Sqft self build = 165k EUR
    Savings from above (Labour), estimates
    Digging out and Foundation 3.5k
    Blocks: 7k
    Plastering: 6k
    Cut Roof: 4k
    Mates rates Wire & Plumb: 0 (unless you expect people to work for less than they feel they are worth)

    Net 143.5k
