Can you negotiate on new house prices?

    As the title says... im looking at a few different properties for our first house, and im wondering... can you negotiate on the advertised prices on new houses?

    Depends on demand and the vendors desire to sell. If there is a lot of interest when the houses are launched the phases may increase in price, if the owner is not in a hurry to sell then there will not be any reason for a discount.

    I suspect the only bargaining chip where the house is in demand, is if you are a cash buyer (no mortgage) andthe sale can be wrapped up very quickly.

    On the other hand, if demand is low then the vendor might reduce cost to sell.

    In the current market- where there is an immense shortage of supply- and just under 3 prospective purchasers with mortgage AIP per new build available- unless the property had serious issues- there is not a snowballs chance in hell.
