    Hi all
    Just wanting to see if anyone has had any good or bad experiences when they put their first ever offer in for a property?  Myself and the other half have placed an offer on a house today, so its all excitement and nerves at the moment. 
    We know its not going to be as straight forward and probably a long drawn out process, but having read many articles on what (and what not) to do, just looking to see if anyone minds sharing their experiences?

    It totally depends on where the house is and how long it is on the market. If it's in a desirable area in Dublin there will be bidding until all parties but one pull out. Can be long and draining.You can be lucky and it'll be accepted very fast but give it until the end of the week if you don't hear anything back.
    Once you have an offer accepted you can ask the EA to take the ad down. Keep looking once you're sale agreed - it means quite little and half of all sales fall through for a variety of reasons.

    We placed an offer on a house in a rural area, it was on the market for a while because the previous owner had some very unique (and for many people off-putting) taste in their choice of interior design. We went in with under the asking, one grand more than the minimum he'd accept. I called the EA in the morning and had the offer accepted in the afternoon.
    We had to wait 6 weeks for the contracts to arrive and this was nerve-wrecking. We kept looking around still but once the contracts were signed it was a big relief for us.
