Existing offers shinanigans

I'm finding it increasingly difficult to believe that every property I go to view already has an offer on. Especially when weeks later they are often still for sale and doing viewings. Do estate agents need to keep legal documentation of offers and if so am I entitled to ask for proof?

To some extent... but the commission is typically 1%.

So when you are down to people faffing about with 1000 increments on bids, it's barely worth their while taking that bid, logging it, passing it on to the vendor etc... for the sake of 10 euro, taxed to a fiver.

So at the end of a bidding process, their patience runs dry, fast.
