How much does it cost to build a house?

    Roughly speaking, excluding buying the land you want to build on.

    3 or 4 bed bungalow, finished, with a small shed built too.

    Do costs vary for building on location? i.e Will an architect in Dublin charge way more than one in Sligo?

    Generally, yes. The greater Dublin area being the most expensive.

    Probably, yes. But I would not say 'way' more. All depends on the service you want/need.

    This might be bonkers but has anyone managed to build a house for 140-150k

    Is it cheaper to go timber frame?

    I keep getting contradicting answers. I spoke with a architect who showed me quite small bungalows but a home built for just under 150k

    IV also spoken to a timber frame company who are offering a 3 bed turnkey finish for 147k+VAT.

    Then IV spoken to family members who are in the construction industry who have said it is do able to do a straight forward bungalow for under 140

    Well, Dublin is about 2k per sqm although very spec dependent.
    That would translate into 220k for 1200sqf.

    If you factor in labour costs are a good bit cheaper in Meath/Westmeath and strip out council/architect/engineer/QS/ESB/Water fees, I'd say 147k plus VAT is probably about right.

    Looking to do a very straight forward build, won't be any grand design

    Current building regulations will drive up the cost.
    You will have a fancy ventilation system and fancy renewables.

    Will you be funding by cash savings or mortgage? If mortgage then you will also require supervision, inspection and certification.

    You won’t buy a house within an hour of cork for that, maybe in Drimoleague

    Very hard to build for that figure.
