Dawson Place, Arbour Hill

    I went to view a new house at Dawson Place, Arbour Hill.

    Asking price for a 90m2 two bed was originally advertised as high 300s. I enquired a few weeks ago and was told they would now be 400-420. Ok, I thought.

    When I arrived this morning they wanted 460-475k for a two bed. Plus 700e management fees. I felt sick to my stomach, pure greed.

    I had already done some planning research on the development. Large five storey student housing block to be built nextdoor (within 3m of the houses). I asked the EA when would the student development start? He claimed to know nothing about it, said my Architect or engineer would have to check planning issues.

    Not interest in this place anymore. Just hope people don't caught out.

    Please do your research before buying there!

    Thats insane. For that money youd get an existing two bed in the area, could refurbish it to primo standards and still have ~50k still in the bank.

    I called up as well. There were only 9 houses for sale. 2 * (475k), 1 *( 465k), 2 * (460k), 1 *(455k), 1* (450k), 2 *(445k). Out of my range. But looked nice.

    The EA said that all the houses would be handed over in January/February. It's not a phased development. They must be listing 9 properties to test the water.

    Some of those prices are ex vat, so I'm guessing that all bar one of the €475k ones sold. This strikes me as completely mad money, but I guess other people disagree.

    Walked past them last week and it didn't seem like anyone had moved in yet or at least there wasn't much signs of life about the place.
