Hello, does anyone know when the development of the last phase of The Park shopping center will commence? There has been a lot of activity with builders fixing up and extending surrounding fences but not sure it means anything.

Can't find any planning for it, but the vacant land 'Quadrant 3' was sold by Savills for €45m.

Groundworks have actively started and there are diggers clearing it, so I'd hope we'll see some announcement soon.

    Current plan:

    http://www.thepark.ie/future-plans/

    "Q3
Central to the project is Q3 which proposes the inclusion of a pedestrianised street environment incorporating a mix of retail and fashion outlets alongside restaurants, family leisure and street cafes which will create a new social and cultural district for Carrickmines. The proposal also includes a grocery supermarket, a multi-screen cinema and a children’s leisure facility.

A stunning new public parkland of over 3 acres, incorporating a children’s playground, will be created along with large open plazas designed to accommodate a range of entertainment events as well as providing a meeting place and focal point for the scheme. Together with the leisure and restaurant offerings this will serve to introduce an evening economy to the Carrickmines area which will no doubt add vitality to The Park and ensure it remains a great place to shop and work."

Must be trying to compete with Cherrywood now so.

What needs to happen is for better connectivity with the Luas stop at Ballyogan Wood. There should a more direct pedestrian walkway from Ballyogan Road to the retail park. If they want to a make it a pleasant shopping experience rather than just big box retailers.

I do currently find it an un-pleasant shopping experience there. The reason being that it feels very windswept up there. It also annoys why the overground car park is almost always full on a Saturday and Sunday when the underground is 90% empty.

Talking to one of the hard hats on my way home tonight and it's apparently in planning stage still with ITIS? But definitely a walkway opening from the Ballyogan Road.

There used to be a load of deer roaming there....I do hope they relocated them

Is it not somewhat unusual that building work has started despite plans appearing not to be available anywhere?

Don't know. What's typical in Ireland? We find a lot of things different from other countries so we are not surprised anymore ;-)

The overground car park is closer to the shops Ikea, smyths, woodies, pc world, next etc they really should have put an underground one at that side

Not really, its more groundworks, clearance than building. that land is very uneven and lots of old trees, so they generally clear and level ready for when planning is submitted and eventually agreed.

Was that part of the landfill ? I suppose they need to get check for methane pockets etc

Not sure but they generally do soil gas samples arc at the same time so as to not delay planning

IPUT purchased the site in 2016 and the current works (clearing of scrub and putting up better fencing) are more for security than anything else. The project is being re-designed and planning has yet to go in.

It wasn't part of the landfill site - the boundary for that is behind the existing retail warehouse units.

Do they have a security problem up there? There always seems to be a highly visible security presence around the park.

Not a security issue as you would normally envisage but more of a issue with a certain demographic/ethnic minority and the lure of a empty field that is about to be developed.

Very pleased to hear about this. Anything that will reduce the Dundrum Centre traffic that has been clogging up the Dundrum/Ballinteer area for years is very welcome.

I had to laugh at this statement by the Dundrum crowd, "the extension of The Park would also create serious traffic congestion on the M50". That didn't seem to bother them at all when Dundrum was being planned with not only the M50 (especially around J13) being congested but residents living along the roads to and from the Centre being seriously affected by the hordes of selfish drivers blocking them on a daily basis and even worse at weekends from entering and exiting their estates.

    Bring it on.

There is quite a lot of traffic already around this area, some of the congestion during the weekend is really bad.

Be interesting to see if this makes it much worse.

Might make it flow better if they open on to Ballyogan or do other remedial road works.

Crazy at Christmas or weekends when there’s a race meet

If they put parking on the Ballyogan side this will get rid of a lot of the congestion. Also having supermarkets and restaurants at the Glenamuck road end will be brilliant

Anyone know when construction is likely to be started/ completed?

It will be really great for nearby residents.
