    A proposal to build a block of 42 apartments & 9 houses on the old tramyard site at Newtown Avenue in Blackrock has been approved by An Bord Pleanala.

    The decision to approve the proposal was made on the 24th of October.

    5 apartments will approved for social housing once built.

    Everything on the site will be demolished apart from the tram cottages. The tram cottages will be protected on the site.

    Good to see the site finally moving, but the design is the usual dreadful unimaginative dross, not even quirky enough to be called an eyesore. Pity it wont add anything to this victorian / edwardian location.

    The Irish Times article above has reported on Thursday that the vacant Newtown Avenue site near Maretimo Terrace will now have 100 apartments to be built after getting approval from ABP. 10 of the apartments will be provided to DLRCC for social housing. The company who are developing the site are named Seabren Developments who are owned by the Moran Family. They currently own the Red Cow Hotel Complex on the Naas Road in Dublin.

    2 apartment buildings are to be built on the Newtown Avenue site in where it will have a height of 7 storeys each.

    It was noted in the article that the former EP president; Pat Cox & 1 government department along with 33 other submissions from the local community had objected to this enlarged development. 1 apartment was rejected by ABP after it was previously proposed by Seabren Developments. The owners say that the costs of the new builds will have an asking price of about €515k each for the 2 bed units & €307k each for the 1 bedroom units.

    All I can say is holy crap; that is a lot of new properties to get built on that site. Has this company been very successful track record in building these apartments in other Dublin or elsewhere around the company. It's a pretty serious amount of housing to be there. What could you say about the apartment prices being offered at this development? Do you think they're reasonable for the private market in the short to medium term?

    That's a big surprise in terms of density. It's close to good public transport links anyway.

    I don't know if it's because there's other large buildings nearby but I do find it bizarre in Dublin you've got refusal of similar or smaller height development within the canals basically in the city.

    Locals probably won't be happy but it would be good to see it redeveloped. Lots of people passing through the village with the cycle and walking routes

    I find it shocking that the Dept of Tourism, Culture, Arts, Gaeltacht, Sport and Media saw fit to lodge an objection, using classic NIMBY language.....
    In a submission, the department said Seabren’s plans did not appear to have regard for Blackrock’s wider built heritage and archaeological significance.

    While the local authority (DLR co. co.) supported the application.

    'Heritage' is the catch-all term which is code for 'no more building here, thanks'.
