Duplex in Redcourt Oaks, Clontarf

    Anyone familiar with this development? Looking at moving from 3 bed house in Marino to a duplex here. We have 2 teenage kids ( 17 and 14). Is a duplex, 95 sq m, too small for a family our size? We have a cocker spaniel dog as well!!

    We live on 99 sqm and it's fine for us. I think it's not so much about the size but the layout should make sense. The only thing is you probably won't have a garden if you're on the 1st floor. With teens I'd just be wary that they're happy with their rooms and I'd definitely take their opinion into account.
    Don't know anything about the development though.

    Are you looking to rent or to buy?

    How many sqm is your current accomodation? Is it bigger or smaller than 95sq m? Can you compare mentally?

    Thanks Wesser. We were looking to buy. Our current house is about 105 sq metres and we have a garden. The duplex is about the same as ours upstairs but with the advantage of an ensuite - at the moment we only have one bathroom which can cause a lot of delays with two teenagers. We could also convert the attic on the duplex. Downstairs is smaller than current house but a good layout - open plan kitchen/diner into living room. We'd be losing our garden although we would have a large balcony and also losing some kitchen space. We really like the area though - close to promenade, Annes park and coastal walks.

    FYI, you may not be allowed to convert the attic in the duplex - check on this before you buy. Even if it's allowable under planning laws in a general sense, there may be something in you purchase contract that states otherwise - check the fine print on this.

    Thanks for that advice - we have run it by the management company. So long as we don't interfere with the roof, it is ok and there's already a velux in the attic.
