    Advice appreciated,

    I need to move out quickly and can't afford long tenancy termination notice required. I have been in the apartment for few years now. My circumstances have changed so I will be leaving in about 2 weeks. The fund management company that manages the block is not very engaging and I am facing about 2 months rent liability unless a new tenant is found. They don't seem to be in a hurry to advertise for new tenants. What can I do to speed this up. I would like to find someone and recommend to the lettings negotiator but I don't know how to go about it. Apartment is in Dublin/Tallaght.

    Is the fund management company your landlord who you pay your rent to?

    Yes, they are the are the biggest residential property fund management company in IRL for a foreign investor.

    Sorry to say it but if you are talking about Ires Reit they will not negotiate with you and why should they?

    Tenants in Ireland cannot simply have it like this: tails you lose and heads I win. The Irish govvie totally cornered the market taking away any negotiating power to the parties since the govvie and the likes of Threshold are such do-gooders for tenants, I would like to kick out nasty tenants at a very short two weeks notice as well but I cannot.

    Even assignment will not work, since if the Reit refuses the assignment, you shall still have to pay for the statutory notice period.

    The BS that the landlord will have to find quickly a substitute tenant will not fly since a breach of statutory notice period will supersede this pro-tenant interpretation.

    I am sure there is one particular socialist/communist/Threshold lover poster in this forum who in his mighty theoretical knowledge of the tenancy law (but zero knowledge on the practical side) will suggest you to threaten an RTB adjudication: the Reit will not care, they have the legal muscle and manpower to vigorously defend their positions and discount from deposit the missing notice period rent and even chase the tenant in court for the outstanding debt.

    Lots of posters in this forum want professional landlords, there you have it!
