Renting in Dublin

    Hi Everyone,

    We have been renting in our current place for six years, our landlord needs to move back in here because he has been evicted from is own place etc. He has given us notice and we completely understand. To be honest our current place isn't ideal but we it's a home. Anyway we have been searching for months and no luck. The problem is that we are on rent allowance I am sure and our situation. My husband is on disability and I am a carer for our son who has health issues. Nobody wants to rent from us and I'm so scared. I cannot leave in a hotel room with my sons current condition. We just need a two bedroom place with a little garden for our son.

    We have never missed a days rent with our landlord and have a glowing reference. We are non smokers and non drinkers.

    What can we do?

    Have you looked outside Dublin? Why do you need to stay in Dublin: the most difficult rental market in the whole of Ireland? Have you got some job that is tying you to Dublin and which economically supports your family? Having other relatives (mum, brothers, cousins) or "friends" or school in Dublin for your child is not really a great excuse: I moved continents during my life with my nuclear family to follow good jobs and provide a better life for my children. Moving a few tens of kms outside Dublin is definitely less important than having a roof over your family head. Your son will definitely have a better life than in Dublin and a bigger garden available. Look for a place with good health care facilities.

    I shall be very straight: your chances of finding a privately rented 2/3 bedroom house (if you want a garden) in Dublin at the moment on rent allowance are very slim. You should be housed by the Irish govvie in social housing given the health problems and disabilities in your family, but the whole bunch of TDs just likes to kick the teeth of the private landlords (therefore massively reducing private rental supply but it looks good on the leftist/socialist media) and don't like to spend money on social housing at the same time. Private landlords are at a massive disadvantage when they get a social welfare tenant with respect to a working tenant if there is any type of problem. The govvie instead of issuing stupid politically correct decrees and b...t laws about social welfare discrimination should have instead invested in social housing for the disabled (not the long term unemployed however) and improved the eviction laws so that bad social welfare tenants (not paying rent, anti-social) would quickly be dispatched instead of squatting for tens of months with no consequences (a working tenant would have to pay sooner or later), but they have done none of the two, so every social welfare tenant looking for a private rented place now suffers.

    The reason we need to stay in Dublin is because my son has on going care here and future operations etc. Also access to things he wouldn't in the country.

    We are looking EVERYWHERE in Ireland. The reason we want a house is mainly safety reasons regarding our son. The garden is a wish but not a deal breaker. We are desperate. I've inquiring daily but i only get emails back asking about our job and when I explain the situation no reply.

    Does anyone know if they top up rent allowance? We are currently on rent allowance but in Dublin for a family of 3 equals 1200 per month. There is nowhere to rent for that amount?

    As regards the poster who said look outside Dublin we have also been looking outside of Dublin since last summer and still can't find a property. Seems to be less available in the country and less likely to take rent allowance. (our experience)

    I did a search on daft and the only 2 bed property for rent in County Dublin, for less than €1,200 per month is in Balbriggan. That's it. One Property.

    As far as I know, you're not supposed to top up rent allowance.

    I agree with another poster who said that you should just get social housing from the government in stead of RA, or HAP or whatever. The government uses these payments to push the problem back to the private rented sector, where people with good jobs and big incomes compete with you because there are not enough properties for everyone who wants one. Although Landlords are not supposed to discriminate based on the fact you are in receipt of RA, its hard to compete with someone who has money in the bank, good income from good employment, as well as glowing references from previous landlords.

    Maybe speak to Social Welfare to see if HAP could offer you more than 1,200 per month. Ultimately though, I think outside Dublin is going to end up being the only option.

    The problem we are having is that as soon as they hear we are on benefits it's just a no no. We don't get the place. We have viewed so many and never get a call back and sometimes even when we inquire we are asked about jobs etc.

    I am getting so worried :(
