Sole-trader from rented property

    Hi all,

    Hope someone in the know can help shedding some light here. A friend of mine is creating a new small business and needs a space for manufacturing the goods he'll be selling through the internet, basically a table, a sink and a gas hob.

    The idea would be to use the kitchen space of the appartement he's renting as the manufacturing process doesn't take too long.

    Now, we're curious as to the implications of such a thing for the landlord. If the business is registered at the address, will it affect his mortgage? Does my friend (and/or the landlord) need a planning permission to turn part of the appartement into a business unit (even it's used part-time)? Does the management company of the building have a say in all this?

    More than likely it would break the terms of your lease with the LL. Similarly it would most likely break the terms of the master lease between the LL and Management Company.

    it would also effect the LL's insurance especially if something caused a claim.

    Thanks for that. There are no intentions to go behind the LL's back, it's more a case of early research to see what could be the implications of doing such a thing. Plus if we can go to the LL when he asks permission with at least some level of answer for him so he knows where to look (that is, if he's willing to entertain the thought), it might be preferable, don't you think?.
