Convert Concrete Shed into Studio

    Hi All,

    I have a small 20 sq.mt concrete shed at the back of my garden that I’m thinking of converting into a small studio apartment to rent out.

    Just wondering if there any rules that I should be aware of?

    I’ve read the citizens information on minimum physical standards.

    It all seems fairly easy - just worried that there is more to it. Eg it Doesn’t mention anything about minimum size?

    You would need planning permission which you're unlikely to get.

    Yea, one small one.

    The Requirement to obtain Planning Permission.

    Thanks Avril and Martin.

    I should have explained further - the shed already has electrics, water, drainage etc, so all that I would need to do is internal stuff like adding kitchen appliances and a shower.

    I don’t think I would need planning permission for that would I?

    You would need pp for change of use from shed to dwelling.

    OP maybe you can clarify.
    When you say studio, do you mean a studio flat/apartment or a studio that you can do a bit of home work in, hobby, painting etc?

    Yes, I would like to convert it to a studio/apartment to rent out.
    It's attached via electrical wires, water and drainage.
    Given it's less than 40 sq meters then that actually sounds like it will be okay...

    Your reading the wrong the piece of legislation. That is for a space that is connected to the dwelling already.

    Ok so this has clarified the position.

    Save your money, you will not get planning permission for this.

    You need pp for what you describe.
    Attached means built on to the main house.
    Best to contact the planning department of your local authority.

    What is difference, one needs no planning, and one has no hope of planning, seems weird.

    Both options would require planning as the OP wants to create a studio apartment to rent out.

    Exempted conversions of attached garages to living space mean that’s the living space for the main dwelling. Not a new flat to be rented out.

    It weird at all when you work on this field and understand the differences.
    Bit are totally different uses and the planning rules are quite clear.

    I’m hijacking this thread if ok,
    Purchasing a house which has a block shed with tiled roof it is not attached to the house, its current use is a gym, I’m planning to turn it into a tv room and add skylights , along with insulation.
    This would not require planning I assume?

    You are ok with that use.
    Insulation and sky lights on the shed don’t need planning and the use will be ancillary to the main dwelling so you be grand.

    (Assuming the shed is planning compliant in the first place ;))

    Shed has been in situe over 10 years and this is second sale of property, so would assume it would have popped up before, but it’s on our solicitors list to look at.
    Now just need to move in and find a man for the job in D15 :);)
