Tenants request Social W form after I told them I was selling

    Bit concerned!

    I had to give my (good) tenants Notification of my Intention to sell a couple of weeks ago. I made a courtesy phone call to them before hand ( formal letter followed), and while on the call, they mentioned they were going to get in contact with me that same day, to ask me to complete the Social Welfare form, as he was currently on sick leave (and has been for a few months) after an accident at work.

    They have always paid on time, and have been good tenants – and it didn’t sit easy with me having to give them notice. When I told them I was selling, he thanked me for being a decent landlord, and said he completely understood why we had to sell. Very courteous and very pleasant.

    I am now totally paranoid, after seeing the news today, about tenants who refuse to leave their rented dwellings as they have nowhere else to go. I am wondering if the SW form was a coincidence, or was it carefully timed – or am I overthinking! If they have to go on a housing list – where will that leave me?

    Not sure what I am looking for – advice on how to ensure they leave on their notice date, reassurance??? – I don’t know! Just worried to be honest, and I cant afford to keep the property myself any longer….

    Since when did landlords complete social welfare forms for tenants?
    Am I missing something here?

    OP; I think the tenant is trying to trick you into signing up for HAP tbh. Don't sign anything.

    The only time I got a landlord to fill in a form for me was for rent allowance/supplement.

    Could it be that?

    Both of which are being subsumed into HAP (as current contracts come up for renewal).

    I suspect its a form SW 119 - which is an illness benefit form- some versions of which have a space for rent on them- which can result in an enhanced illness benefit for the claimant, once they are out of work due to illness/injury for a specified number of days.

    The OP would be advised to get someone in real life to have a look at the form and advise him on it.

    OP do the paperwork for them - not doing so will simply make it harder for them to pay you during the notice period.

    But also write them a written reference and have it include your phone number and an invitation to call you.

    See if there's any other way you can help them find somewherr to move to. The main reason tenants are overholding is that they cannot find somewhere new - being on the housing list or not doesn't affect this.

    If you go to threshold and pretend you are the tenant they will tell you all of the ways to screw over a landlord. If its a trick threshhold might tell you the method your tenant is using.

    But as others have said, best to find out exactly what you are signing and the implications of signing or not signing.

    Why is it shocking from him?
    Its precisely what I'd expect from him.
    He is never going to try and stand up for the rights of a property owner- he doesn't care- he is a die cast socialist- he doesn't believe in property rights- period.

    One exception there Conductor sir....... I'll bet if it was RBBs own gaff he'd believe in those rights ;)
