Attic conversion Offaly

    Hi Folks,

    Looking for some support in terms of an attic conversion in Edenderry in Offaly.
    I have my mortgage provider footing the bill with a budget of 15-20k

    Its a 3 bed semi - timber framed house.

    Attic Measurements:
    2.7M from the top of the A to the chipboard floor currently laid on to of
    Approximating the usable space (where i expect the vertical supports to go) its about 4.5-5M wide and 4.5m depth.

    The ideal idea is to have a office space come bedroom when needed w/en-suite.
    ideally the same as this: [snip]

    Things to note:
    There is no hip in the roof, the stairs would ideally be the same as the video but there is a small window on the current landing.

    As the mortgage provider are footing the bill they need the following
    1. Stage Payment Certificate;

    2. Certificate confirming that the works are exempt from Planning Permission or if planning is required a certificate of approval

    3. That the work is in compliance with Building Regulations.

    So my questions at this stage are:

    1. Can anyone recommend a specialist in attic conversions?
    Failing that an architect/engineer that can advise on the above?
    I have tried a few and no-one gets back to me... FFS

    2. Are the measurements from the attic sufficient for a decent size room?

    3. Is my budget suitable for the work?

    I can attach photos of the attic and Landing if required.

    since it now 3 storey, it will apply.

    Will require steel work or similar to support the new floor so this will eat into the 2.7
    20k will get a decent enough job but the fire regs will eat into it a bit.

    Edit: a link was removed above but just for info:

    that room wasn’t habitable as the windows are too high. No obvious fire seals to level 1 landing doors. Wonder what the air-tightness is like, when looking at the hatch, and with the spots etc I wonder what the insulation is like.. no vent either.
    So from the 2min video I count at least 3 principle non-compliance’s (maybe 4 as stairs pitch would need to be checked)

    Edit: I think you could get a builders finish like the that link for the money. But expect professional fees, all finishes outside of that. Watch for doors and fire alarm automated velux(or similar) for top of stairs.

    Thanks for the feedback folks.
    Expected the same on the steal.

    Also thanks for the link to fire safety and pointing out the compliance issues in the video.

    Notes on the current status:
    1. The current foot and top stairs is enclosed within a hallway (front door is a few foot away from the stairs) and landing respectively with doors into each room on both levels
    2. Bottom floor has 3 doors; Living room, kitchen and downstairs WC.
    3. 1st floor landing has 4 doors; 3 Bed rooms 1 bath room.
    4. 1st floor landing has a single window which opens
    5. The house was built in 2005
    6. There is a kitchen extension to the rear of the house to which its roof is directly under the rear facing 1st floor bedroom window

    So Items for consideration on fire safety:
    a. Place mains (battery backup) smoke alarms in current hallway/landing (already there) and new landing and new bedroom.
    b. Velux window at the top of the stairs to be auto opening with the detection of smoke (Have seen these in kitchens before)
    c. Place self-closing fire door at the top of the new stairs (entrance to the attic room)

    Questions on the same:
    a. Do I need change all doors/frames/hinges/locks on the bottom and 1st floors to fire doors?
    I’m not sure if the doors I have are fire doors, how do I tell? (there is no label on the doors)
    Current doors are not self-closing.

    b. I had planned to have a top hung velux window in the room and landing with a steel ladder fire escape;
    Is this a requirement if there is a clear run to the front door – similar to what is in the leaflet?

    c. Do I need to replace the window on the current landing with a fixed – non opening window?

    Other observations;
    a. Ensure velux windows are with measurements
    b. Ensure stairs; pitch and measurements are to code.

    Outside of that obviously ensure the builder observes building regulations supervised by an architect / engineer.

    If I missed anything or am mistaken please correct me as you see fit.

    So back to the main question, can anyone recommend an attic specialist who can cover this work end to end?
    Failing that an architect / engineer that can advise me and ensure the builder is following the correct plans and regs?

    At the end of the day I want the job done right and to be safe…
