Rent increase notice

    Hello,
My tenant signed a 6 month rental agreement on 5th April 2016. I did not get them to sign a new contract upon expiry of this 6 month lease.

According to the RTB website, a rent increase can only take place once every 24 months and must be given in writing 90 days before the increase is due to take effect.

Do I have to wait until 24 months elapses (i.e. 5th April 2018) before I can give them the 90 days notice or can I give them notice now?
The property is not in a Rent Pressure Zone.

    Thanks

you must wait until 24 months have elapsed & then give them a further 90 days notice before rent increase comes into effect.

I should also really have linked this:

You should use this template to notify your tenants.

Note you will need to collect examples of comparable advertised tenancies in the four weeks prior to serving your rent review notice.

What is the format for the examples of comparable advertised tenancies? I've noticed that adverts on Daft disappear as soon as they have been filled. Is it sufficient to print out the Daft advert?

    Thanks
