    Just a couple of things...

I noticed Aldi has been closed with the access road and path barriered off, is that just because of the building work in the back, seems extreme to shut a supermarket for this?

I noticed diggers in the wasteland opposite scoil na mainistreacht before Christmas, but nothing now, does anyone know if that land is to be developed?

    Thanks for info.

    It's spelled Smellbridge.

    It's spelled Smellbridge.

The only smell around here is from over in Leixlip :D

The land opposite the school is set to be developed, a smaller estate including a new school than was originally planned. I noticed them tidying it up a few months ago and repairing the fence, I suspect they are getting it ready for as soon as planning is signed off.

I go past there twice a day on the school run, the traffics a disaster in the morning. Thanks for update, hopefully an extra lane might be considered at the junction of the school.

You know what drives me mad? People pulling over on the side of the road to drop kids at the school. Not the root cause of that traffic but adds to it for sure.

There is no plan to improve the road. Originally it was planned to have a link road from the crossroad beside the school to the apple green roundabout. This was not approved and is the reason the size of the new development is scaled back.

Check out the Celbridge local area plan thread on here, lots of info on all planned developments

heard they did a very nice job on Aldi refit, must drop in today.

heard those new houses being built beside Aldi are priced upto €650,000, seems very steep?

I believe that is the 5 separate units on Murphy's old land. €570K -€650K  Madness for what/where they are IMO

The 650k one is the one built in the middle of the road (that is how it feels as you drive by it). Crazy money IMO given the less than ideal location. 2 are already sold/sale agreed.

I think buyers needs there head checked when there's much better options for the same or less money. But fools and there money are easily parted i guess.

I guess the only thing about those houses are... the standard of finish will be very high. The developer building them seems to specialise in top end finish etc.. but location wise, not good.

Id agree there but there practically on top of each other with very small yards and dealing with the already bad traffic never mind what it'll be like with the new development beside them.

surprised there's no solar panels, most other modern builds have them. That house with the front door on the path looks very odd,

There are other ways to reach the required BER rating for new builds, solar is just the easiest in most cases.

maybe, but sustainability and independence of power supply are big selling factors these days, its future proofing your house against the future energy policy. I think its short sighted of any developer or builder to preclude this aspect from a build, unless there is a practical reason, I assume the top rooms include the attic space with the apex fully used inside, maybe they did not suits the design or thin insulation profile of the roofing.

I see the barber close to the ARTHUR GUINNESS statue has closed, this is where I used and brought my son. wonder what will go in there, theres a few empty spaces along main street now.

Start going to Nigel's instead... Surprised that place lasted as long as it did. 4-5 barbers on main street?

Anybody know if there is any plans to ease the traffic congestion in the mornings/evenings. Personally i cant even get out of my estate in the morning to the Maynooth road. Its the same coming into the village on the way home. I'm sure we are all sick of it and i know there has been some talk of alternative routes put in but surely the powers that be know that this cant continue!!

It needs a solution now. Some mooted plan in four years is too far away.

Basically i don't know what the solution is but i'm getting fearful that there isn't going to be one...."just keep building those houses lads, it will be grand"

A number of possible measures have been mooted

    We had lights once
There was a proposed one way system

    etc./

they are all shot down by locals - I can only assume by locals who are not in the commute and wont accept any minor inconvenience to them during the day

    Sorry for bumping this thread,

The old Londis seems to have it's roof repaired and is now up for sale,

There's a new restaurant going into where Canteen was,

    https://sherwoodlane.ie/

    Best of luck to them.

With WFH becoming a thing in our house, we were grabbing lunch out once a week, Tea Time was good for a sandwich, hopefully a few of these places survive into next year.

We got a takeaway on Saturday, the ribs and a burger.

Very impressed. Canteen was one of our special occasion restaurants before closing, Sherwood Lane is a worthy replacement.
