    It's not as if gas prices are much better! :D

    The heat pump is automatic, you set the temperature for your hot water tank and the pump just keeps it topped up. I haven't heard of anyone doing anything 'smart' with it, but it might be possible.

    Showers were included, but the doors were not. This lad was recommended by a few people for supply and fit (and I used him too, good work): http://www.davisshowerdoors.ie/

    I don't think it's possible to get Sky yet. The estate is still in private hands, and apparently VM have an exclusive deal for a few years. That's just the talk, no idea how long or anything.

    I don't have any cameras but from walks around the estate, it appears every second house has a Ring-type doorbell camera. But there is a WA group for asking these questions after you move in too. :)

    Sorry for only replying back to you now. Thank you for all the information. My kitchen was fitted yesterday & tiles today so I guess it’s not too long now until I get the keys!

    Yeah, I kinda doubted that the pump would be smart per say. However, I’m looking at getting some smart stuff for the house. Rad Vales, Motion Sensors etc.

    Is this is a good deal. How is it Location wise?

    It's 100k more than the same house was four years ago (albeit now timber-built rather than brick), but whether it's good deal is up to you and your circumstances and how you view the market, etc. They're well built, well-insulated and good quality in general, though some of the minor parts are lowest bidder I expect (window handles seem to be terrible, for example).

    Location is good imo, easy access for M4 for car, Lidl and Amenities sports centre with playground around the corner almost, village isn't really walkable but grand cycle. I think there's post throughout the thread on the same topic, have a read back.

    Hi All, We booked a house in The Crescent as well. It is good to share messages on this platform. Ours, so far they said the kitchen/ wardrobes are fitted, and painting and plumbing work is in progress now. They are saying all internal work will be completed by next week.

    Did anyone hear about Water and Electricity connections, did they say any time frame? Any Idea how long the process will take?

    Hi!

    I am in the same boat. Kitchen and Tiles are done. Haven’t heard anything post that (I also had to contact the tiler to ask if it’s done - Gallagher kitchens didn’t even let me know they done the kitchen the tiler did which is very annoying) anyway, I’m unsure however, I hope to hear from the Forman soon so I can organise my carpet, floor & appliances to be installed. Please keep me updated if you hear anything as will I to you!

    Hello, have you been given any tentative timeline for finishing? November was mentioned to us and I think we would be after you if your kitchen and tiles are done. Not sure how likely November is but we're hopeful...

    Hi! The timeline I was given, in June was Oct/Nov. Not 100% sure if that will be achieved now as the scaffold is still up. But I’m still hopefully all the same.


    I still have to get my floor fitted just waiting at the moment so the people can go out a measure at this stage.

    Does anyone have any recommendations for tiler and tiles, I feel a bit pricey for a builder' provided tiles from BTW and looking for an outside tiler and tiles. Any suggestions would be appreciated.

    Hello everyone! So, I was talking to the Forman & he said he is just waiting on the ESB & Irish Water now and that my house could be ready by next Friday. Super exciting!


    I know I’ve asked this question before but does any one use any one except virgin media for broadband? And can we get Sky tv or are we exclusive to Virgin? Their broadband is fine I guess but I’m not a fan of their TV to be honest…

    I just went for BTW in Naas (the one which they give you) however, you can look around and Newbridge Tiles and Bathrooms are supposed to be decent all the same.

    I heard that Irish water connection takes 16wks, and won't be handover the house until Irish water connection is in place, and there is no definite time frame given by the builder on this. Did anyone of you check with the builder about this?

    Hi, we were told our house is completed internally, and only needs Irish water and ESB connection, but told me there is no definite time frame for these connections. I hope we will get it soon.

    The heating is compatible with Tado/Nest thermostats, got the Tado myself (compatible with home assistant too).

    not to sound too cynical but there are huge delays with irish water in all new developments across the country and they are not providing timelines either. not buying in westfield but the estate i am buying in has been waiting for IW since august and still no closing dates confirmed.

    May I ask is Tado good (I have never used tado but have been told to buy as they’re the best) looking to get the rad valves when I get the keys, do I need a the smart thermostat for it to work? If so, what’s the installation like & can it be installed into the home firstly before I spend? Also, has anyone get security cameras? Did you go wired? Can you recommend any good ones? Looking to get all the stuff in the Black Friday deals.

    52 for town from right outside the estate. C3 a bit of a walk, but only around the corner.

    L59 for Leixlip village, Celbridge village or Confey or Hazelhatch train stations.

    Before BusConnects there was only a express and the Nitelink on Green Lane, it's been fantastic for Leixlip (except for some in Riverforest who complain they've too many busses overall but not enough of some).

    May I ask. What is your mobile phone coverage like? (Ie does it cut out etc) I was in my house today (final snag + transfer of funds etc) & in the sitting room the signal is horrendous. Maybe could be due to the amount of machinery etc around. Not 100% sure.

    My Mam has a house there and we switched her from Eir to Vodafone and it's significantly better (she was getting tons of dropped calls).

    How easy is it to install the thermostat? I gather you just disconnect the EPH one and just install the tado one?

    I was looking at the Aqara valves. But, honestly, I wanna change the thermostat too because well…it’s dumb 😂!

    It's just wiring following the instructions in the box of you get the Tado, however I called an electrician because I don't trust myself doing that..or for anything other than changing a lightbulb.

    Hi all,

    We're considering buying a house on The Avenue in Westfield which is close to the pylons. Any thoughts on how safe it is esp from health point of view? Also, there's pedestrian access to the main road from the Avenue. Does it make the house less safe than houses further inside the estate? . I've read about people's home being targeted by robbers in the estate and wondering if close proximity to the main road makes The Avenue houses more vulnerable?

    Also keen to know if one can have a gate added to the driveway entrance to make the space outside the house more private? If so is planning permission required?

    Would I need planning permission if I wanted to add more than 1 skylight to the attic/roof space?

    I know there's lots of Qs here but as first time house buyer, any info we can get on the above would be a huge help.

    Pylons are fine.

    Pedestrian access makes very little difference - most of the opportunists have arrived by car. The ones on foot check back gardens until they find an un/badly locked shed and then target that. We're very close to an access point but have a hefty shed, so haven't had any issues.

    I don't think a gate requires PP, and neither do rear skylights (lots have been added), but front/side ones would.

    Thanks a mil for your response. It's very helpful.

    The agent told us that the windows have soundproof glass. However, in the rooms facing the road, the vehicle noise is quite audible even when windows are shut. Any idea if it's possible to further soundproof the windows, and if so what's the best way to get it done?

    Also, we were told that there's no mgt fees at the moment. So how is bin collection currently managed, and how much does it usually cost?

    There's certainly not sound proof glass installed, but it is double glazing. You could replace with triple glazing, might help. You'll find sound still comes through the vents, and while you can seal those if you really want, it's not really advisable because then your house will have no ventilation.

    Is the house right by the dual carriageway, or in a bit? You get used it to after a few months, and a heavy pair of curtains really dampens the noise at night (which is when it was most noticeable for us).

    Bin collection is arranged by each household with a private bin collection company, like Thorntons or Greyhound, etc. Prices around €20 a month, but you can get per-lift with Thorntons and pay less over the year. Depends on how much waste you produce.

    There's no management company, but at some point the estate will be taken in charge and the developer will stop cutting the grass. At that point the residents will have to pay/arrange for grass cutting because KCC don't seem to think it's their responsibility.
