Stamp duty on inheritance.

    I have been left a 33% share of a house. The other 2 beneficiaries have agreed to sell me their shares of the house. When I transfer the title, will I have to pay stamp duty on 67% of the value of the house or on the full value. (All CAT has been paid already).
    Any advice appreciated.

    As I understand it, you pay stamp duty on the consideration which is the other two thirds of the house.

    You should consult a tax adviser who specialises in probate if there is a lot of moey involved. It is sometimes possible for the other two to disclaim their inheritance so that the property goes straight from the executor to you. You then pay the other beneficiaries the value of their 1/3 share. If might not be possible at all if the situation is complicated by other beneficiaries or issues.

    Dh bought his sisters share of house. He only paid stamp duty on the amount he paid her. Unfortunately she wouldn't disclaim her inheritance when asked but at least there wasn't a lot of money involved.
