Price per square foot for new build in Monaghan

    Hi there,

    I'm building a new house in the Monaghan area and have been quoted around €385000 by a contractor. Here's the details(I can provide more if necessary):

    - 2800sqft house
    - 580sqft garage
    - Kore passive slab foundation
    - ICF structure
    - Hollowcore slab first floor
    - Natural roof slates
    - Garage built with block cavity
    - Air to water heat pump
    - Groundworks including esb & phone ducting
    - Spray foam insulation between rafters.
    - Mechanical heat recovery system
    - Stonework around sunroom
    - Painting

    Does not include things like:
    - Bathroom fit outs
    - Tiling/Flooring
    - Kitchen

    What is strange is that the banks are telling us that people are taking out 260-280K of a mortgage for that size of a house and builds are averaging at between 80-90 euro per square foot. How is this so far off the mark? I've been hearing that the passiv slab foundation is much cheaper than a traditional strip foundation and that ICF construction is also cheaper than a traditional block build/timber frame.
