    I just moved house on January. 12 years as a senior sales manager in software. Took 3 months off after last job and hadn't started new role yet. Was an absolute nightmare trying to rent a place. Even with 12 years of p60s showing 5 times the rent and confirmed savings in the 6 figures...

    It's just annoying when you have years of references, plenty of savings, all your own furniture, etc... But it makes no difference...

    Why not just get a job in a supermarket or building site in the meantime? Ticks the box for the landlord.

    And isn't that what makes the hard fast rule such nonsense. You tick a box by working as a burger flipper but it says nothing about your financial stability but it means you can get the rental....You could have a proper 6 figure paying role and be fired the next day..so it really doesn't make sense to review a potential tenant in such a narrow light.

    when theres a line of potential tennants who are all in full time employment the decision to go with one of them vs soemone whos currently not working is a no-brainer.

    One way to distinguish yourself from other prospective tenants- if you intended to stay in the property long term- is to offer to pay a large number of months (possibly even the first year's rent) in advance- along with a more substantial deposit (say 3 months)......

    I would question such an offer from a prospective tenant. I was once offered something similar, when a woman rang me about a place I had advertised. They offered 6 months in advance, and a larger than required deposit.

    They were upfront about everything as "they didn't want to waste their time or mine". They had no work references, self employed, and were new to Ireland.

    She was an prostitute, or escort as she put it.

    At least I suppose she was working.

    And before anyone asks, no I didn't rent to her.
