can BER be a range (e.g. C1-D1 )

    Can a ber for a property be a range?
    There are a lot of BER's in the format B2-D1 or C1-D1 on the property sites, which i assume they are saying the BER is somewhere between the two values.

    Currently i disregard the high end of the range and just assume the property is the lower value.

    What is the best way to consider these?

    Its illegal to advertise a property without a BER Cert.

    I dont understand the range part of your post. Its 1 BER per property, that being said, if the agent is selling a number of different units in a block under one ad they could give a range but a variance of B2 - D1 doesnt make sense for like for like units.

    Do you have an example of the ad you've seen?

    Honestly just ignore the BER there’s serious flaws in it
