Mortgage Top Up Query

    Hello, I am in the process applying for a top up on my Bank of Ireland mortgage.

    What I would like to know is what is the mechanism by which the builder will receive the funds?

    Is there a solicitor involved, if so, in what capacity and what are typical solicitor fees for a mortgage top up?

    Does the bank give me the funds or are the funds given to a solicitor to pay the builder?
