    Family home in Sandymount wanted - finding the estate agents maddening (not all of them), we're going direct!! Willing to spend up to 1mil for 3 bedroom, with parking and rear garden. The closer to the green and a pub, the better. Please circulate to any homeowners who you think might be interested in cutting out the middleman. 
    Recently married, three older children.

    It's a rising market, anyone selling in a place like Sandymount would be barking mad to negotiate with just one buyer. Whatever you're prepared to pay, guaranteed there will be someone else prepared to offer more.

    What's your beef with the estate agents?

    IMHO the estate agent process isn't as transparent as it should be.  There should a multiple open listing service, all agents can sell all listed houses - listing agent gets half, selling agent gets half.  Having only a single agent control the property precludes a transparent effort to get a high of price for the seller and at the same time a low price for the buyer; i.e. when there is only one agent those dual and contradictory efforts can not be served.  I also think their responsiveness leaves a little something to be desired, open houses on view for an hour is unreasonable and the whole effort at times seems a little like more market "manipulation" rather than serving the best interests of their client.
    Again, we've had great experiences with many agents, but the system seems a bit stacked against the buyer and the seller and archaic.

    You seem to misunderstand the role of the agent in a house sale. He does not have a 'dual and contradictory' role because he acts for the seller alone and his job is to get the highest possible price. His motivation in doing so is because he is paid a commission based on a % of the price he achieves.
