    The NTA Cork Transport Strategy will include some new railway stations on Mallow-Middleton which is good news.

    would have loved to see Kent-Midleton/cobh converted to light rail or tram train operation along with LRT from Ballincollig to Mahon, but the extra costs with our unique track gauge make it unrealistic sadly.

    Why? Dublin built a light rail on a completely segregated heavy rail route, dubbed it the green line and now 15 years later is spending tens of millions to undo that and turn the route into metro standard.

    It would serve Cork better to electrify Blarney to Middleton/Cobh and operate a 10 minute frequency CART along the route. have two separate light rail lines in the City going east-west and north-south, plus an A-G bus route plan like Dublin Bus Connects.

    Tramore Valley Park: Despite being mostly completed years ago the park remains in limbo with regard to an opening date. A few months ago Ann Doherty, chief executive of Cork City Council, said that the plan was to have the amenity open in ‘August or September.’ Again I'm skeptical

    Industrial projects: Johnson & Johnson (biggest construction project in Cork), MSD, Eli Lilly (all above 100 million).

    Container Terminal for the Port of Cork: €80 million container terminal for the Port of Cork in Ringaskiddy. will initially offer a 360m with 13m depth to allow larger ships to berth at Ringaskiddy. The development includes the construction of a 13.5-hectare terminal and associated buildings as well as two ship-to-shore gantry cranes and container handling equipment. It is anticipated that it will become operational by 2020.

    Hospital: New wing at Bons Secour has one tower crane and CUH oncology centre has one crane
    There are currently 9 tower cranes in Cork all listed above. Also I have taken a lot of the construction photos from that twitter account, if the owner happens to see this I hope you don't mind!

    Planning/Appealed

    Mixed Use:

    Horgan's Quay: Office Space for 5,000 employees, 200 apartments, 136 bed hotel and 3,000 sq metres of restaurants and retail. Got planning permission in March but it was appealed by Port of Cork. Appeal withdrawn in April. Construction on the Hotel will hopefully begin this summer with the office and apartments commencing in 2019.

    Sullivan's Quay: 6 storey Office & 193 bed, 12 storey, 47 metre, 4 star Hotel. Planning granted and immediately appealed. It is set to make the top 20 tallest buildings in the state if completed. Full planning granted on June 29th. No start date for construction.

    Office:

    The Prism: A 15 storey 70 metre office development on the triangle site on Clontarf Street. Planning lodged in the middle of May and a decision is due on the 10th of July. An Taisce objectedon the 22nd of June. Further information requested on planning, however height doesn't seem to be an issue.

    Penrose Dock: 7 and 9 floor office development in the area bounded by Penrose quay, Railway street, Alfred street and Brian Boru street. Submitted for planning at the end of May, decision due on 19th of July. Further information also requested.

    City Gate Plaza: Planning submitted for permission for the construction of an office development at the former Ma/Comm Site. The proposed development includes two office buildings; Block A will be four floors Block B will be three floors over ground floor with terraces. The proposed development also includes a ground floor café and additional car parking. Decision due 28th of August

    Hotel:

    Metropole Redevelopment: €50m redevelopment of the Metropole Hotel to include a new five-storey boutique hotel on Patrick's Quay. Planning granted with amendments in March. No appeals and got full permission in April. Construction on the M boutique hotel to start sometime in 2019 and the Metropole will start once the M is completed.

    MacCurtain Street/York Street Hotel: 8 floor 73 bed hotel. Planning granted in March, appealed soon after and withdrawn at the end of April. Construction to start before the end of the year.

    Retail:

    Wilton Shopping Centre: €100 million revamp proposed. Mistake made in planning permission. Planning resubmitted and a decision due on the 23rd of August

    Former Victoria Hotel: Knocking much of the Victoria and rebuilding to the back and refurbishing the original historic front/facade and to integrate the two sections into a new high order retail unit, of 25,000 sq ft, over four floors. Rumoured to be taken over by Zara. Planning granted in Feb, appealed with a decision due soon. (If somebody knows the date it would be great). No update on when the decision is due, again if somebody knows when this is due i'd love to hear. As of the end of July there is bizarrely still no update...

    Residential:

     Jacobs Island Apartments: 413 apartments across a couple of blocks ranging in size from 6 storeys to 9 storeys and one landmark 82.8m and 25 floor tower! This would be the tallest building in the state if constructed. Submitted for Planning with a decision due on October 10th

    Student accommodation

    The old Crows Nest site (250 beds) got planning in March for 10 and 8 storey student accommodation and should hopefully start at some stage this year, UCC expect it open for Sept 2020.

    The Square Deal (228 beds) appeal was withdrawn and it now has full planning permission.

    Kelleher Tyres site on Victoria Cross Rd (124 beds) and their 5 storey apartment block were asked for further information, decision due on the 7th of August. 
    O’Riordans Joinery (322 beds) was due for decision on the 24th of May but I've heard nothing?

    Infrastructure:

    N8/N25/N40 Dunkettle Interchange: Tender for this project has been awarded to Sisk. Preliminary works by the contractor will begin on site in Q4 2018 with full construction in Q1 2019. The scheme is expected to take 3/4 years to complete due to the complex traffic management involved.

    M20 Cork-Limerick: This tender process for the design and planning of this scheme went out in April with route selection and initial design expected to begin in September 2018. The project, if approved, will likely start around 2022 and open in 2025/2026

    N22 Macroom-Ballyvourney: The prequal stage of this is now complete with invitations to tender being sent out in July 2018. At present, a tender award is expected (but not confirmed) in Q2 2019 with a start soon after. Completion is expected to take 3 years.

    N25 Carrigtwohill-Midleton: This project is included in the National Development Plan having been suspended in 2011. The project will be sent for appraisal in 2018 and if it merits will be prioritised for delivery. The scheme was at route selection stage when suspended.

    M28 Cork-Ringaskiddy: This project was approved in full by An Bord Pleanala in July 2018, and Cork County Council intend to begin land purchase and issue tenders for advance works in late 2018. However, a local militant anti-motorway group in Rochestown intend to seek a judicial review on the project, which in their belief will lead to the destruction of their community and widespread health issues due to noise and air pollution, although their solution is to route the motorway through Ballinhassig instead which would add around €400m to the cost of the project and add upto 25km of a round trip for vehicles.

    M40 Motorway Reclassification and ITS Upgrade: TII & Cork County Council are currently engaged with consultants on this which would see motorway regulations being applied to the N40 and ITS equipment ("smart motorway" equipment) including display VMSs being installed on the length of the M40 and approach roads such as the N27 and N71. The study is ongoing with phased implementation expected on an as of yet unknown timescale.

    M40 North Ring Road East: This project was included in the National Development Plan and will be reactivated if there is a requirement to connect the M20 to the motorway network around Cork. The road remains a priority for people on the Northside (including Apple) but not to central Government.
    R624 Cobh Road dualling: Cork County Council are applying to DTTAS to have this road upgraded to a national road and a portion of dual carriageway built along its length which will involve the construction of a 2nd dual carraigeway bridge onto Great Island. The project will be initially appraised under DTTAS new appraisal guidelines, with no timescale yet for delivery.

    In Limbo

    Event Centre: 6,000 all seater multi purpose event centre with a tourist brewery experience. Arguably the most controversial construction project in the history of the city. After a bleak 6 months at the back end of 2017 there have been two instances of positive murmurs from the Government and BAM in January 2018 and April 2018. Construction allegedly to start in Q4 2018 but there are still conflicting and contradictory statements from all parties involved. Construction put back to Q1 2019 at the earliest pending new planning permission. Quite a lot of waffle in July but ultimately nothing happened.

    Ikea: Announced as a certainty for Carrigtwohill by The Examiner late last year. Ikea themselves poured some water over it a few months later but confirmed they are looking for a site in Cork. Nothing since bar this interesting tweet last month:

    Anderson Quay/Camden Quay/Trinity Quarter: All have had planning for years with no work on site. Camden Quay allegedly had some work going on a few months ago but nothing materialized in terms of actual construction. I can't see any of these sites being developed as per their current proposals. Nothing again this month. Perhaps if the prism was to go ahead we could see something at Anderson Quay? 

    Student Accommodation: Gainstar Limited Partnership's Coca-Cola site (484 beds) on the Carrigrohane Road has had planning for over a year but nothing has happened?

    Model Farm Road/Melbourne Road (344 beds) has had planning for two years. 

    Penny's Patrick Street: Last month Lawrence Owens of the CBA said “This planning process has been going on for a long time,” “When it happens it will transform the area, and bring vibrancy in terms of the size and scale of the project. We are just hoping that this development, which has been mooted for two to three years, can happen sooner rather than later.” Don't hold your breath!

    Merchants Quay: Has had planning permission since July 2015.The last article I found on it was from 2017 and said: It is understood that work won't begin until early next year to minimise disruption to shoppers over the coming Christmas shopping period, though sources close to the development are confident that the work will be finished by late 2018.

    N22 Macroom-Ovens (bypassing Lissarda and Ovens), N25 Midleton-Youghal (bypassing Lakeview Roundabout, Castlemartyr and Killeagh, M40 North Ring Road West and N71 dualling all remain suspended.

    Concept/Pre Planning 

    Docklands Tower: 40 storey mixed use tower with the redevelopment of the existing customs house warehouses into cultural, tourist and retail space. By a mile the most ambitious development in Ireland. Announced over one year ago and no sign of a planning permission application yet, allegedly waiting for the Docklands development plan this summer to rezone heights for the site. If we don't see a planning application by the end of the year I'd be worried.

    Ford Distribution Depot: Put on sale in May. Former site of the extremely ambitious Atlantic Quarter. Major development opportunity. Rumored to be a residential development with over 1,000 apartments. Sold to Glenveagh in June for over 15 million.

    Transportation: A Cork light rail and/or BRT system got vague mentions in Ireland 2040 but its rumoured something more concrete will be announced at the end of the summer. Bus connects was allocated 200 million in funding in the 2040 plan. The Eastern Gateway Bridge remains a concept

    Going forward:

    Nothing on the docklands development plan in June or July, we will hopefully see it released in August.... The Prism and Penrose Dock both have had requests for more information and hopefully we will see a response from both in Q3, Hopefully we might finally see a decision on the Victoria Hotel in August too.
    My biggest takeaway from the last 12 months is the volume of projects announced vs the volume of projects started and the subsequent huge glut of upcoming developments. In theory there could be 16 major projects starting in Cork over the next 11 months, with a best case scenario estimate below:

    Q3 2018: Horgan's Quay
    Q4 2018: Sullivan's Quay, Crows Nest, Square Deal, York Street Hotel, Victoria Cross Student, Navigation Sq phase 2
    Q1 2019: Wilton Shopping Centre, Events Centre, Dunkettle, Penrose Dock, The M, Jacobs Island, City Gate Plaza
    Q2 2019: Victoria Hotel, The Prism 

    6 of the 16 developments are over 9 storeys tall (Horgan's Quay, Sullivan's Quay, Crow's Nest, The Prism, Jacobs Island and Penrose Docks) with Jacobs island having two buildings over 9 stories, currently there are only two buildings in Cork over 9 storeys (The Elyssian and the County Hall). One would be the tallest in the state, another would make the top 5 in the state and another would make the top 15. These developments represent a potential seismic shift in the cityscape.

    Obviously there is no way all 16 will even start, nevermind over this timeframe but considering that there have only been two (Beamish student and Western Road student, i think?) Cork City projects started over the first 7 months of 2018 it shows you the potential pick up in pace over the next 12 months.

    The student accommodation on Model Farm road (across from the Tennis village) is powering ahead, assume they'll be hoping to have some of them open for business for the start of term.

    Not sure this is student accommodation as the houses are for sale on Daft. It's a very awkward looking development and all the properties are overlooking each other.

    Sorry my mistake, thought I read somewhere they were building student accommodation there but must have misread the location. There are more houses flying up further out the road towards Ballincollig in the old Nangles garden centre.

    How long before the area between Bishopstown and Ballincollig is all continuously urban? I give it 15 years.

    Very short and very meaty article in the Examiner on Cork developments, it demands a good bit of reading between the lines. My own impression is that Q1 take ups were way below expectations and may explain the lack of new activity this year. A start on Navigation Square phase 2 would be a big statement. Horgan's Quay and Sullivan's Quay are the other big two to watch
    Navigation Square offices do the business for Cork
    ACTIVITY levels have stepped up in both office and industrial markets in Cork in the second quarter of this year, after a sluggish year start, with levels of take-up for Quarter 2 on a par with those last seen in 2012. Agents Lisney described Q1 2018 as “subdued,” in their latest research document, but acknowledge a market pick-up for Q2, especially in the office market which saw 24,500 sq m of space occuped. However, this was primarily driven by Apple’s occupation of its own 15,000 sq m office expansion at its Hollyhill plant on the city’s northern fringe. Also significant were office occupancy deals and pre-lets at Navigation Square for O’Callaghan Properties to Clearstream, pic, right (with market sources indicating work may start in the next month or two on a futher block on this strategic OCP site)

    According to Lisney, “with the lack of prime industrial stock on the market and increasing rental values, it is expected that speculative development will commence in the next 12 months. This expectation has been reinforced by a number of industrial land sales in the past few months.”

    The houses in Phase 1 on the left of the pic above are nearly all done and are already for sale. Do you know what's going in to the space on the right of the pic? It's cleared and it looks like they are starting ground works. I would guess more houses. Someone told me it was a student block but I find it hard to believe they will plonk a block of apartments right next to houses that no doubt they will be looking for close to 600k for.

    For the demolition of disused farm buildings and the construction of 11 no. dwelling houses and 24 no. apartments (in 2 no. three storey apartment blocks with undercroft car parking) and all associated ancillary development works including vehicular access, bus stop, surface car parking and set down area, footpaths, drainage, landscaping and amenity areas including a riverside amenity walk.

    I didn't read through it all to see if said student accommodation or not.

    That is the site in question. There are two apartment blocks to be built below the newly built houses. All the documents and drawings are on Cork City Council website, best viewed with Internet Explorer.

    CONSTRUCTION work on the first block of Cork city’s biggest office development is already 85% complete.The first block of Navigation Square will be ready for fit-out by November 1. Financial services firm Clearstream have already taken 80,000 sq ft of the building, with an option for a further 20,000 sq ft expected to be used. Their staff will be on site by March.

    It wasn’t acquired as part of the site when planning was submitted originally; indeed its owners were on a list of objectors who subsequently withdrew their submission - evidently having sold up.

    It’s a actually a bit of a pity it’s gone as it looked cool in the renders and could have housed some small businesses (e.g. food outlets) in a mixed used plaza.

    Penrose Dock submitted further information and a decision is due on the 24th of September. A notable quote from the submission:
    The applicants wish to confirm to the Council, that should satisfactory planning permission be granted, it is its intention to commence construction of the proposed development immediately. They are in detailed discussions with a number of occupiers in relation to the scheme and given the ongoing shortage of grade A office space in the city centre, Cork is potentially losing investment because of this
    There is also an interesting back and forth where JCD seem to be expressing their frustrations at having to make allowances for BRT/LRT without any concrete proposals to consider... 

    Another new hotel was also submitted to planning with a decision due on the 26th of September:
    The proposed development will consist of the partial demolition, redevelopment and extension of 7/8 and 9 Parnell Place:the demolition of existing structures to the rear of 7/8 and 9 Parnell Place on Deane Street, Cork, excluding a red brick chimney: and the demolition of existing structures on Deane Street, Cork, including the demolition of a habitable house, to facilitate a hotel-development of 165 no. bedrooms of between 3-7 storeys plus rooftop plant, principally accessed from Deane Street, as well as Parnell Place, with ground floor reception area, restaurant/bar, retail unit, foodhall and café/retail unit.
    This seems like a significant development, it is has essentially the same capacity as the Maldron hotel under construction across the road.

    Delighted with all the hotels. There wasn’t very many in cork city to begin with, and the ones that were there were a bit run down (besides clarion etc). More competition is better and hopefully means the streets might get a boost in tourism

    They are being built to order as far as I can see; Press Up are taking the hotel on Horgans Quay, an "international hotel brand" came in and edited the Sullivan's Quay plans (probably Mariott but it hasn't been announced), Dalata and Metropole are doing their own construction. I would imagine this hotel will have somebody lined up already.

    Horgan’s Quay scheme due to start in weeks

    CONSTRUCTION on one of the city’s biggest hotel and office developments is due to start before the end of the month. However, developers are warning that it could take as long as four years before the HQ Development on Horgan’s Quay is fully completed and occupied.

    Thats true impossible to get a room in town st times. Even the propossed hostels are welcome.will make the city more attractive to tourist. .now to get a few apartments non student would be v welcome too
