    Also get the builder to verify that all heating zones are working as our hall and downstairs W/C wasn't heating. Simple fix, plumber was in the next day for less that 2 min to rectify. We had been in the house over four months before really noticing this due to the heat retention in the house this stands to the build quality.

    Ask for all certs and warranties as part of the snag also as these will be you go to for any issues that may arise down the road.

    The area is nice, not too much in the way of entertainment but you are close by to lots to do for kids and plenty of sports clubs. Clane and Prosperous will be you go to for all you essentials.

    Our eldest has started in the national school and is getting on great, the people of the village are very welcoming and approachable most we have meet have moved to the village in one of the last developments.(10-15 years ago) the estate is yet to settle with people only moving in and building work still going on but hopefully this will level out during the summer.

    Its a great spot. My grandparents are from the original village. There is a lilywhite cleanup on this weekend if your interested in getting to know more people. 8.30am at the credit union

    My uncle is actually the chair of the residents committee. Hes running for the local council elections so a good man to get to know if you need stuff done lol.

    List of problems in another estate where Town and country were the builders.

    The following list will give you a good overview of what the Residents have repeatedly, and continue to complain about in respect of poor quality building:

    - Almost every home affected by sinking floors due to Ballytherm. Wholly inadequate flow of information from T&C to residents.
    - structural issues with extensions to houses (cracking, heating issues, potential issues with foundations/infill)
    - improperly commissioned underfloor heating systems.
    - pressure release valve from heating systems not plumbed in (remains an issue for some even now)
    - PV cells not properly connected, resulting in very significant energy bills.
    - little, if any, snagging carried out downstairs in spite of enormous delays in beginning to deal with the floors.
    - Some residents unable to use showers due to leaks. In several cases residents have been complaining for over a year.
    - Water hammer which is never remedied no matter how often the plumbers attend.
    - Continuous plumbing complaints.
    - Frequent complaints about malfunctioning heating system.
    - Patchy underfloor heating.
    - Residents put in homes where landscaping has been nowhere near completed and then ignored or fobbed off when they raise their concerns.
    - False extractor fans with no ducting to extract moisture.
    - Roof tiles improperly laid – almost every house in Belvedere Avenue sustained damage in last storm. No quick response to restore tiles.
    - Mould in window areas due to lack of insulation.
    - Signs of shifting floors in upstairs – significant gaps between floor and skirting.
    - Upstairs floors nailed down rather than screwed. causing floors to rise and cause incessant creaking and nail popping.
    - The continuous reappearance of cracks post-snagging.
    - Many signs of bad finishing.
    - Complaints unattended to due to insufficient manpower and resources.
    - Blocked drains and sewers caused by rubble in most recent development phase.
    - Draughts from windows.
    - Odours from bathrooms which when investigated have shown no trap or improper installation. Some residents have lived with this a year before something is done.
    - Some home owners complain about never having received any post occupancy snag.
    - Monocouche cracks left unattended. One resident had to persist for over a year before issue was resolved.
    - Tiles not properly laid in some homes causing them to become detached or hollow.
    - No answers provided over use of Ballytherm insulation in walls.
    - Snaggers when they do come are pulled out before the work is completed.
    - Complete absence of a health and safety regime on site.
    - Uncompleted wall in Usher Park infuriating residents. No answers ever provided.
    - Site never properly secured – often the Harris fencing is tied by laces, cable ties and paper clips.
    - Sign at entrance to Usher Park being climbed on persistently by children. Residents warn that it is an accident waiting to happen. Despite warnings from site staff to auctioneer and T&C nothing has been done.
    - Inadequate internet access in Belvedere Avenue

    If you too have issues like these. I would recommend raising complaint with the CIRI against Town & Country

    Town and country have a great name in Kildare. Your comment is a bit strange tbh. Can i ask where the development is your talking about?

    I have provided an extract from a list of issues being experienced. By nearly 100 homes.

    If you ask Alan or Tara, or jack about usher park, belvedere they will know which estate it is.

    The residents have been left to repair the homes as all three of these people remove them selves from accountability.

    The developer point to the builder over all the issues. And the builder is no where to be found.

    The trust of such cowboys is gone. I had credit for them for building us a beautiful home. Only to find out it was of cheap materials. And it would begin crumbling in a few years time.

    Just a quick post to ask for advice or suggestions in relation to this development.
    We are due to sign our contract hoping to buy one of the houses out there very shortly and we wondered how quick and easy the process has been for those who have already purchased in this area. For instance did you guys have much of a snag list and if so who was your point of contact to have those snags remedied and was it done in a timely manner to your satisfaction? This is our first time to buy a brand new house and is there anything we should be aware of? We will obviously need the services of a painter and tiler trades did anybody have a good experience with a tiler for example? And if so would they mind you posting their contact details?

    Hi All,

    Wanted to ask about the broadband/wifi providers in the area. We're moving from Dublin next month sometime and as far as I understand, Eir is our only option?

    I've rang Virgin Media as that is who we're with in Dublin and they said as it's a new development they should be on the list to add services but to "try back in a few weeks". Does anyone have any recommendations? My husband will be working from home and we hope to have this sorted beforehand.

    Looks like the fiber roleout is finally happening in the estate. ICL engineer here today, he said ftth is available now.
