    Set of guidelines/rules and additional notes of lodgers, updated 07/03/20:

    1. Heating is set from X to Y at a Temp of Z
    2. No hogging the kitchen/dining area as an office, please use your desk/chair in your room for office/laptop periods
    3. Peak morning shower time, 8 to 10am, max. usage time X mins
    4. Peak evening cooking time, 6 to 9pm, max. usage time Y mins
    5. No noise, loud music, parties in the house
    6. No over-staying guests allowed in the house
    7. No smoking in the house
    8. Keep all communal areas clean
    9. No hogging the washing machine/dryer, cycles to be taken in turns
    10. Head phones to be used in conjunction with laptops at all times
    11. No guests are allowed into the house during the hours of X & Y
    12. Owner has a right to complete monthly inspections & test smoke alarms
    13. Owners Inventory list is located at X, please read within one week & fully understand the contents within the house. Any discrepancies or damaged items please notify Owner within one week. Any items missing from the Inventory list will be deducted from one/all lodgers deposit.

    It's excessive indeed imo.

    My rules for my lodger are - respect this home and me. Pay rent on time. Lock the doors and use the alarm. No smoking indoors and overnight guests no more than once a week. Short and sweet and it works.
