    I don't think anyone is building for that price in 2018.

    If it costs half a million to build an average size house then we're goosed.

    Honestly we cant get any tenders any less, we were told by mortgage broker 80-100 is what the banks allow for roughly when building.

    500k can still build a lot of house. Certainly way higher than the average.

    Where are you building?

    €145 was the latest price per square foot I got for a 1950 sq ft project and that was high (ish) due the design complexity. €110-130 is the norm for a builders finish here in Monaghan at the moment.
